We offer a multi-purpose commercial space, a standalone unit in the low ground floor of a larger commercial building with high ceilings and large high windows. The space includes shared access to common restrooms, which are not included in the rent.

The space is heated, air-conditioned, and ventilated, well-equipped with electrical and communication connections, secured against burglary and fire with technical protection, has an installed access control system and is equipped with optical cable. The floors - technical flooring are covered with textile flooring. (The owner will arrange the textile flooring for the tenant when we know what needs the new tenant will have).

All operating costs amount to 4.66 €/m2+VAT and include: electricity, water consumption, heating or cooling of the premises, maintenance of the freight elevator, maintenance of the heating station, snow removal, and maintenance of green areas, active fire protection, and technical inspections, technical security of the facility, and property insurance.

Parking spaces:

possibility to rent a large number of parking spaces at 35€+VAT per parking space (limited to 5) for each additional parking space the price is 55€/parking space/month. Parking for visitors is free for up to 30 minutes.

Landlord's conditions for concluding the deal:
- Minimum rental period of 36 months,
- The tenant must be 100% tax liable,
- The security deposit amounts to: 2,100 EUR,
- The tenant covers part of the additional services, i.e., drafting the rental agreement, which includes the following actions of the agent: conducting the handover of the property and preparing the minutes, assisting in the transfer of subscriptions, preparing and storing visual materials, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant, at the advertised rent and rental duration, pays a one-time amount for additional services of 1,050 EUR plus 22% VAT, totaling 1,281 EUR
