The premises are heated, air-conditioned and ventilated, richly equipped with electrical and communication connections, technically protected against burglary and fire, has a built-in arrival and departure control system and is equipped with an optical cable. The floors are covered with textile covering.

Operating costs:
€4.66/m2+VAT and include: electricity, water consumption, heating or cooling of the premises, maintenance of the freight elevator, maintenance of the heating station, snow removal and maintenance of lawns, active fire protection and technical inspections, technical security of the building and insurance of the building.

Parking spaces:
possibility of renting parking spaces at a favorable price of €35/pp/month + VAT Parking up to 30 minutes free of charge. Possibility of renting a larger number of parking spaces.

The premises are ready to move into in December.

The landlord's condition for concluding the deal:
- Minimum lease term of 25 months,
- The security deposit is equal to the amount of two rents,
- The tenant assumes payment for part of the additional services, i.e. drawing up the lease agreement, which includes the following actions of the broker: carrying out the handover of the property and drawing up the minutes, participating in the transfer of subscriptions, preparing and storing image material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant pays a one-time amount for additional services of EUR 2,587 plus 22% VAT, a total of EUR 3,156.14, based on the advertised rent and lease term.
