The space needs to be completely renovated, which the owner expects the tenant to carry out at their own expense. In return, the tenant will have the use of the space rent-free for as long as it takes for the investment in the space to be covered by the rent + an 8% bonus in the form of additional time. After this period, the rent will be paid as agreed before the start of the lease relationship and renovation. 
 

Landlord's condition for concluding the deal:
-   Minimum rental period of 36 months,
-   The tenant does not need to be a VAT payer, VAT is not charged on the rent,
-   The amount of the security deposit is equal to two months' rent,
-  The tenant will cover part of the additional services cost, i.e. drafting the lease agreement, which includes the following actions of the broker: conducting the handover of the property and preparing the minutes, assisting in the transfer of subscriptions, preparing and storing photographic material, in accordance with the price list specified in the general terms of business of the real estate company, so that the tenant will pay a one-time amount for additional services of 650 EUR plus 22% VAT, totaling 793 EUR. VAT is only charged on additional services, not on the rent!
