We rent offices on the first floor in the Trzin business zone.

The space comprises 355.59 m2 of net space and has a shared entrance hall of 34 m2. The premises has few office, large open space office, toilets, a large kitchen, + a large area for relaxation and feasting. All the furniture you see belongs to the current tenant!

A big advantage of the commercial building is the extremely low operating costs (only €1.1/m2), all costs together (electricity, gas, water and garbage collection). In addition to these costs, cleaning is also paid for, the frequency of which depends on the wishes of the tenant and NUSZ.

The facility can currently offer 7 parking spaces in the yard at a price of €35/pm/month, and it is also possible to rent an additional 7 parking spaces from the municipality of Trzin.

As we mentioned above, the space is basically unfurnished, but the new tenant can negotiate with the current tenant to buy or rent furniture.

The premises are ready for occupancy in February 2025.

Lessor's condition for concluding a deal:
- Minimum rental period 25 months,
- The deposit amounts to: two monthly rents,
- The tenant must be a 100% taxpayer,
- The lessee accepts part of the additional services in payment, i.e. drawing up the rental agreement, which includes the following actions of the intermediary: execution of the handover of the property and drawing up of the minutes, participation in the transcription of subscriptions, preparation and storage of image material, in accordance with the price list specified in the general terms and conditions of the real estate company's business, so that the tenant pays the advertised rent and duration of the lease one-time amount for additional services EUR 3,912 plus 22% VAT, total EUR 4,772.
