Location:
In the urban part of Grosuplje, just a 5-minute walk from the elementary school, with quick access to the highway and all other infrastructure, we rent a fully furnished house. The house is a 10-minute drive from Ljubljana, but it also has a connection with Ljubljana passenger transport - bus no. 3G.

Description & layout of the house:
The semi-detached house has 3 floors, namely:

•  Lower ground floor: larger entrance hall, large garage for one car, recreation room, toilet and boiler room with two large hot water tanks, water filter system and network cabinet.
• Upper ground floor: open kitchen with dining room, living room with fireplace, room/bedroom, utility room and daily toilet. At the back is a large terrace with a built-in fireplace and summer kitchen. The terrace can also be accessed from the front side of the house.
•  First floor: 3 bedrooms, 2 bathrooms and a wellness area with a sauna and Jacuzzi.

Technical equipment of the house:
The house is heated with a heat pump via underfloor heating, an air conditioning system, it has a smart house system, so you can control the lights, blinds, temperature, etc. all from your phone.

Equipment & Habitability:
The house is fully furnished. Before the tenant moves in, it will be painted and cleaned for the new tenant. It will be ready for occupancy in about two months, after the signing of the rental agreement.

Lessor's condition for concluding a deal:
- Minimum rental period 36 months,
- The bail amounts to: EUR 5,000,
- The lessee accepts part of the additional services in payment, i.e. drawing up the rental agreement, which includes the following actions of the intermediary: execution of the handover of the real estate and drawing up of minutes, participation in the transcription of subscriptions, preparation and storage of image material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant pays the advertised rent and duration of the lease one-time amount for additional services EUR 2,950 plus 22% VAT, total EUR 3,599.

VAT is charged only on additional services, not on rent!
